SUMMARY:Carbon Free Homes: Features\, Benefits\, Valuation
DESCRIPTION:Event Description \nClass #2 in the 3-Course series for agents and appraisers. \nDo you know? CA policy goals no longer aim for net zero energy. Going forward\, it’s all about emissions reductions. CA’s building codes and energy policy impact the way homes are built and powered. Homes of the future will be carbon-free! Efficient\, all-electric\, powered by clean energy. How will the new requirements impact their market value? What benefits do buyers care about? Carbon free homes are typically more healthy\, safe\, comfortable\, durable\, resilient\, and cost less to own. Their high performance elevates occupant’s quality of life while delivering multiple societal benefits including cleaner air and water. \nAttendees will gain comprehension of specific features typical to carbon-free new and existing homes. In valuation or guiding customers in buying and selling\, the proficiency gained in this course will be a professional differentiator that strengthens their business. \nLearning Objectives \n\nRecognize building elements typical to carbon-free homes\nUnderstand emissions-reducing efficiency\nDescribe benefits of CF homes including indoor air quality and energy savings\nComprehend why air tightness is even more important than insulation\nRelate how families have realized health improvements such as asthma\nGain familiarity with current building codes and energy policy\nComprehend approaches to valuation of efficiency assets\nAccurately represent carbon free homes in sales listings and appraisal reporting

SUMMARY:All Electric Retrofit with Electric Panel Constraints
DESCRIPTION:Event Description \nThe building industry will need to electrify buildings at a fast pace if cities and counties are to meet their goals for reducing Carbon emissions. One of the obstacles commonly cited for keeping status quo gas systems in place is limited space in the electric panel serving the building. We will cover how electric panels are sized according to the electrical code and demonstrate tools to double-check those calculations. Options for making existing electric panels work will be covered\, including circuit sharing devices\, innovative solutions for HVAC\, clothes washing\, hot water\, cooking\, EV charging\, PV and battery systems. Often the existing electrical panel is adequate for a fully electric home\, and we will equip attendees with the knowledge to evaluate this key decision for themselves. \nLearning Objectives \n\nLearn and apply tools to calculate electric panel size according to the electrical code\nOptions for electrifying with limited electric panel space and service\nExplore real-world case studies to better understand the challenges and solutions
